Welcome to our online public consultation. We would like to provide the local community with more information about the next phase of development at Manchester Science Park (MSP), and an opportunity to comment on these proposals before we submit a planning application to Manchester City Council.

As the UK’s leading property developer for the science and tech sector, and one of the North-West and UK’s most experienced developers, we continually refine our approach to deliver the highest quality buildings and support the local communities within each of our locations.

Over the past 11 years we have played an active role in the on-going delivery of the Manchester Science Park (MSP) masterplan, being responsible for continued investment in the area, and having already delivered the first two phases of the masterplan – the Bright Building and Base building. We are committed to delivering worldclass, high quality buildings for the science and technology sector, as well as improving pedestrian links and the local environment to better integrate MSP with its surrounding community.

We know how important these emerging plans are to the people who live and work in the local area and we would appreciate your views and opinions to help shape our proposals. Summary of proposals

The proposals seek to deliver approximately 131,000 sq ft of purpose-built laboratory and office workspace to accommodate specialist life science and healthcare businesses, such as those working in diagnostics, genomics, biotech and digital health.

We currently have serious interest from  a nationally important organisation who are looking for a new home at MSP. This move to MSP would enable the organisation to work more closely with  many of the businesses already located at MSP and its sister campus Citylabs, as well as the University of Manchester and Manchester University NHS Foundation Trust. In addition, the building will also include much-needed additional space for existing customers to expand into and for new businesses to locate to the campus. There is currently a substantial lack of high quality lab space not just in Manchester, but in the North West and UK nationwide.

The new building will be primarily serviced from Greenheys Lane, which has been given careful consideration to ensure any potential impacts on neighbours are minimised. The proposals will also directly improve  the surrounding external environment by:

  • Enhancing the East / West pedestrian route from Greenheys Lane into MSP and through to Oxford Road
  • Delivering a biodiverse green planted edge along Greenheys Lane
  • Delivering a new pedestrian crossing across Greenheys Lane to improve connectivity and safety
  • Enhancing the public realm at the centre of MSP.

Consultation Details:

The public consultation will run for three weeks and we ask for all comments to be submitted via the website by 27th March 2023.

An in-person consultation will take place on 16th March between 4pm – 7pm.  The event will be held in the reception area of Bright Building and will provides those attending with the opportunity to view the consultation boards and discuss the proposals with the professional team.   A map of the event location can be viewed by clicking this link.
